Stamp duty & first home buyer help in South Australia
What you’ll pay in transfer duty in SA in 2026–27, the first home buyer concessions and grants available, and how to work out your own figure.
How stamp duty works in SA
In South Australia, stamp duty on property is administered by RevenueSA and is calculated on the purchase price or market value, whichever is higher. Unlike most states, SA does not offer a general first home buyer concession on established homes, so if you buy an existing house or unit you pay duty at the standard rates. That makes it an important cost to plan for when you compare established and new properties.
Where SA really helps is with new builds. Since 6 June 2024, first home buyers pay no stamp duty on a new home, an off-the-plan home or vacant land to build on, with no price cap. You may also get the $15,000 First Home Owner Grant on a new home, again with no value cap. A specialist broker from our partner network can help you compare the costs of new and established options.

Stamp duty in SA: common questions
Do first home buyers pay stamp duty in South Australia?
Not on a new home, an off-the-plan home or vacant land to build on, if you are eligible. However, there is no first home buyer concession on established homes, so standard stamp duty applies to those purchases.
Is there a price cap on the SA First Home Owner Grant?
No. For contracts signed on or after 6 June 2024 there is no property value cap on the $15,000 grant. The home must be new, off the plan, substantially renovated or built under a building contract.
Can I get the grant if I owned a home before?
From 13 February 2025, you cannot get the SA grant if you have previously owned residential property anywhere in Australia, even if you never lived in it. A specialist broker from our partner network can help you check your eligibility before you sign a contract.
