Rough estimate only, not a pre-approval or offer of credit. It uses 2026–27 resident tax rates plus the Medicare levy, counts 80% of other income, uses the higher of your expenses or a basic living-cost benchmark, counts 3.8% of card limits as a monthly commitment, and tests the loan at your rate plus a 3% buffer over 30 years, as lenders typically do. Every lender's rules differ, so your broker will confirm your real borrowing power.

Every dollar in an offset account is subtracted from your loan balance before interest is charged, so you pay less interest and can be loan-free sooner, while keeping your savings available.
over the life of the loan
Your repayment stays the same at $0. The offset just means more of it goes to the loan, not interest.
Estimate only. Assumes a variable principal-and-interest loan with a 100% offset, a constant rate, and that the offset money is not withdrawn. Excludes fees, such as package fees that often come with offset accounts.

Compare what you pay now with a lower rate on the same balance and time left. Switching costs are included, so you can see when the move pays for itself.
on your repayments
Estimate only. Assumes principal-and-interest repayments, monthly, with both rates staying the same for the rest of the loan. "Saved over the loan" is interest saved minus switching costs. Switching costs can include discharge, application, valuation and government fees, and any break cost on a fixed rate. Some lenders offer cashback that can offset these.

About this calculator
An offset account is a transaction account linked to your home loan. Every dollar in it reduces the balance you’re charged interest on, while your money stays available.
Loans with an offset can carry a higher rate or package fee, so it’s worth checking the saving outweighs the cost.
Getting the most from an offset
- Have your pay go straight into the offset account.
- Use a credit card for everyday spending and clear it in full each month, so cash stays in the offset longer.
- Check whether the offset is full (100%) or partial.
Home loan offset calculator: common questions
What’s the difference between an offset and redraw?
Both reduce the interest you pay. An offset is a separate everyday account, while redraw lets you take back extra repayments from the loan itself, sometimes with limits or fees.
Is the interest I save taxed?
Because you’re saving interest rather than earning it, there’s no tax on the benefit, unlike interest earned in a savings account.
Do all home loans have an offset?
No. Offsets often come with package loans that charge an annual fee. Your broker can compare loans with and without one.
